Phase 1: Expressions of Interest

While the architectural concept is being finalized, we are accepting non-binding expressions of interest.
During a 3-month period, all interested parties will be contacted and provided with:

 – Full architectural and investment documentation

– Financial simulations (ROI 5/10/15 years)

– Shareholder and usage agreements

– Legal & tax structure (based on right of superficies)- Dedicated Q&A sessions

This phase involves no financial commitment and is intended to ensure full transparency and alignment.

Phase 2: Reservation & 5% Deposit

After reviewing the full documentation, interested buyers will have 15 days to confirm their intention to invest.
A 5% deposit secures their co-ownership position in the project.

 First deposit payments are expected to begin in **December 2025**.

Phase 3: Project Launch – 50% Payment

Once the main project is finalized and the building permit is issued, construction begins.
At this point, investors contribute 50% of the agreed amount.

Phase 4: Completion & Handover – 45%

Before final handover and occupancy, the remaining 45% is paid.
Apartments are assigned for exclusive usage in line with the shareholder registry and usage agreement.

Model Security

All payments are made directly to CÄSTAU RESIDENCES d.o.o., the Croatian entity holding the 99-year building right. Ownership is secured through registered business shares in the company.
